Why one payment
You build once. So you pay once.
A subscription would charge you for the months when nothing is being decided, and it would give us a reason to keep you logged in rather than get you finished. Your build has an end. The price should respect that.

Construction loans
Put it on the loan, not the credit card.
Your lender funds soft costs the same way it funds framing: as a draw against an approved budget. HouseChalk can ride there too. It just has to be in the budget before you close.

Ask before your loan closes.
Tell your loan officer to put HouseChalk on the soft-cost line while the budget is still being built. That's the same line that carries your permits, your plans and your engineering. Once the budget is approved, adding to it takes a change request, and not every lender will take one.

Pay at checkout. Keep the receipt.
You pay us directly, the way you would pay your architect. Save the receipt and the invoice. That paperwork is what your lender wants to see, and it's easier to save it now than to hunt for it in four months.

Send it in with your next draw.
Add the receipt to the draw package that goes to your lender. They reimburse it out of the soft-cost line you set up in step one, so the money comes back to you instead of sitting on a credit card.
Every lender writes its own rules, so confirm yours before you sign. And if you are paying cash for the build, none of this applies. It stays one payment either way.
